OBJECTING TO WELBECK LAND’S PLANNING APPLICATION AT ROMANS FARM
Welbeck has now submitted their Planning Application to Maldon District Council for 200 new houses on land at Romans Farm off Mill Road. Planning ref. 25/00840/OUTM Land adjacent Romans Farm Chase and Mill Road Burnham-on-Crouch Essex. If you are also opposed to this, NOW is the time to formally object!
We have prepared a short sample letter containing several valid objection points for those living in Burnham-on-Crouch, Stoneyhills, or further afield.
You will be able to send the sample letter as it stands or build on it by drawing from the valid objection points in the Objection Text File.
The volume of letters we submit is vital, but raising lots of different issues is really important too.
Closing date for any comments is 29 October 2025.
ANYONE can object.
Everyone is entitled to their opinion, so each member of a household could and should submit an objection letter. If there are four people living in the house, you can submit 4 objections.
You don’t have to be 18+ to comment. Powerful objections can sometimes come from children!
Additionally, you don’t have to live in Burnham-on-Crouch or Stoneyhills to object either, although your connection to Burnham-on-Crouch should be stated, i.e. Work, Member of Burnham Club, Visit Burnham-on-Crouch on a regular basis.
We’re really very confident that if we all object, using valid points, we can fight this application off! Sending the highest possible volume of letters will show how strongly, we as a community, feel.
The best points are those based on Maldon’s Local Development Plan (MLDP) and the NEW over-arching National Policy Planning Framework (published in December 2024) and related documents. That makes them strong, valid, and lawful.
We recommend using 4 or 5 objection points – or more if you can!

Then pick whichever are the most important to you from the FURTHER LIST.
Do stick to the points listed.
But if you think you’ve found a new angle please do let us know so we can add it here.
Don’t undermine your case by using other points: planners are NOT allowed to consider them. Examples include:
Loss of private view (but general “outlook” is a valid point).
Loss of value to your property.
Loss of private access rights.
Land ownership issues.
After each point that you use, you can say why you feel the proposal doesn’t comply with it, and why you think this point is important.
